A character home in need of a head to toe renovation required, by the COV, that certain elements be retained to ensure the authentic aesthetics keep true to the area.  The homeowners, young professionals, wanted a home that offered both style and function and room for their children to grow in.  A legal suite acts as a mortgage helper allowing them to afford the price tag in a sought after neighborhood.  The exterior finishes celebrate the craftsman style with pitched roof, traditional porch and shingle siding, but break free with a pop of colour at the door. Easy access to the outdoor deck is off the kitchen and leads to the revitalized backyard surrounded, fittingly, by a white picket fence.  

The interior colour scheme was kept simple with white walls and countertops, warm wood floors and cabinetry and touches of black via lighting and plumbing fixtures. The main floor has an openness and ease of flow and includes a playroom that can be repurposed as the kids grow. The large waterfall island in the centrally located kitchen is the perfect place to gather and prepare meals.  A desk, set in the cabinetry, helps keep homework on track and a dedicated room for the pantry frees up cupboard space in the kitchen.  The upper floor is loft-like with vaulted ceilings and serves as the primary bedroom with ensuite and kids’ rooms and bathroom.   

The home was taken down to the studs and brought up to code.  Clean air quality was achieved by installing an HRV system and high efficiency combination boiler.  The overall air tightness of the home was drastically improved so that air leakage wasn’t an issue and indoor air quality could be better controlled.
